Whether you’re a competent Landlord or a Landlord for the first time, we can offer you a personal tailored service to meet your needs. Property owners become landlords for all sorts of reasons from wishing to generate an income or make a long-term investment to requiring occupancy for an empty home. Whether you plan to return to your property one day or simply wish it to work for you on a financial level, you need to know it is being cared for to the highest standards.

We offer you a free valuation initially to ensure that we understand your requirements and also to ensure that as a Landlord are aware of your obligations.

Our flexible services can be carefully tailored to suit your precise needs, from the introduction of potential tenants to the full management and care of your property.

Initial services

One of our agents will visit a property to assess its rental value and to discuss target groups, marketing strategy and the different property management packages available to landlords. We will also request confirmation that properties have an Energy Performance Certificate and meets statutory requirements.

Fully managed service

50% of one months rent for the initial letting of the property to include;

10% of each months rent for services to include;

Let only service

75% of the first months rent, subject to a minimum of £400

The right tenant

We believe the key to a successful let is finding the right tenant.

We act in the Landlord’s interest, ensuring applicants are referenced comrehensively and contact is maintained throughout the letting period. Our references are carried out by a professional referencing agency and we will obtain and thoroughly check employers and previous Landlords references, bank statements, wage slips, employers’ details and carry out the relevant Right to Rent checks.

We can also prepare full screening for any county court judgements through a credit search.

Once the references are complete, we secure an advance rental payment and a dilapidation deposit and ensure we have cleared funds for the first day of the Tenancy.

We appreciate that some of our landlords wish to be involved in helping to decide on the right person for their property and like to meet their tenants before they move in.
