Stress-free moving
We understand moving can be one of the most stressful experiences of your life so we would like to make this move as easy and stress free as possible for you!
If you are looking for a property to rent, the first thing to do is register your contact details and requirements with us and we can keep you updated of any properties that might be suitable for you. When you see a property that you’d like to view, contact our office on 01244 760067 and we will arrange a convenient time for you to view.
Helping you secure your property with ease
Once you’ve found that perfect property, we will ask you to complete some referencing forms and we will ask you for identification including passport, driving licence, proof of address and sometime even bank statements, depending on your application. We use an out of office company to carry out your references and they will contact you for any further information they may need. If you have any questions or queries during this process, please do not hesitate to contact the office. Once we have received satisfactory references, we will confirm a move in date and ask you for a deposit.
Move in day made easy
On your move in day…. An inventory would have been carried out of the property, the Tenancy Agreement drawn up, which you will need to sign. You will be provided with a move in pack, with useful information about your Tenancy, a copy of the Energy Performance Certificate, a copy of the Gas safety record, Electrical Installation Condition Report and a set of keys for each Tenant. There are often local Independent firms who will provide us with offers, which are exclusive to our tenants and that you will find in your move in pack. A copy of the Deposit Protection Scheme certificate will be sent to you within 30 days of you paying your deposit.

Inspections & maintenance
We will carry out an inspection after three months of you living in the property and approximately every six months thereafter. Please do not ‘save up’ maintenance issues, as it is your responsibility to let us know as soon as possible so that there is no deterioration to the property that is caused by you not telling us.
On vacation of the property, we will carry a check out and prepare a check out report for both you and the Landlord. If there are any ‘proposed’ deductions from the deposit, these will be discussed with both you and the Landlord and we can mediate any negotiations that may need to take place. If you are happy with the final check out report and proposed deductions (if any) then your deposit will be returned within 10 days. If an agreement cannot be made between you and the Landlord about any proposed deductions then the case may then be referred to the Deposit Protection Service (DPS), who will act as independent adjudicators. All evidence will be put to them and their decision is final.
